Blackacre are regulated by the Royal Institution of Chartered Surveyors and all Building Surveyors are Chartered Members.
As Commercial Surveyors our focus is on providing the client with an understanding of their financial risk prior to their asset purchase so that they can make a decision which suits their position.
What we provide
Commercial Surveys are approached differently to that of residential, ensuring that the unique issues for this type of building are covered. Modern building defects, statutory issues and property operations are all major considerations in our reports to ensure the client receives a complete understanding of the potential financial liability of the property.
We provide full Commercial Technical Due Diligence (TDD) Surveys for office, retail and industrial buildings and have proven knowledge in providing this service. Typically we will try and review the building O&M documentation, BMS and statutory obligations on site.
At Blackacre we are focused on reducing the clients financial risk. Our efficient and thorough reports along with direct contact with the surveyor will enable you to understand all liabilities involved in a purchase so you can make an informed decision.
Commercial Pre-Purchase Surveys
We understand the need understand the asset you are purchasing and the cost implications that come with it.
At Blackacre we typically undertake Commercial Building Surveys and Technical Due Diligence Surveys for a range of corporate clients, businesses, asset managers, councils and agents.
We predominately work within London and South East England, but do cover all of the UK.
Our Technical Due Diligence Surveys are the most comprehensive we offer and include:
- Report on condition of the property
- Comment on M&E (for larger, more complex buildings we reccommend an M&E specialist)
- Review of O&M documentation
- Projected major cost items
- Projected Risks
Commercial Pre-Lease Surveys
Taking on a new lease is a significant financial commitment and can come with cost implications down the road. A lease condition can require you to provide repairs for defects that are already there, and/or disrepair that will worsen over time, which you will need to cover at lease end, so it is important to get a professional to inspect the building.
Our pre-lease surveys will highlight major concerns about the property and potential items to be aware of which would pose a risk during or at the end of your lease.
Working with your solicitor we can ensure that the lease is prepared with favourable conditions and that you have a full picture of your risks.
